How to Prevent and Deal With Frozen Pipes
BRRRRR!! Who’s ready for a tropical vacation? I know one thing, winter is not only hard on our Southern bodies, it’s also hard on our Southern-built homes. In the past few weeks, busted water pipes have kept every local plumber in demand. Here are a few things I’ve learned that will hopefully keep you from having to pay out for this costly repair.
Obviously exposed pipes are the most vulnerable, so do an exterior, crawl space, basement, and attic check to see if you find any exposed pipes. If so, attaching insulated sleeves to these pipes, which can be found at any hardware store, is a great start to protect your home. Also check to see if there are any cracks or holes that might have been made for cable or other hookups over the years. Seal any of these openings after you’ve added extra insulation.
While you’re outside, you should unhook, drain, and put away any hoses. Irrigation systems are also at risk for damage, and there are several things you can do to prevent a big mess in your yard. Inside, the biggest concern should be those faucets that face an outside wall, especially an outside northern wall, as those usually receive the biggest blasts of cold air. For many, that is usually the kitchen sink. On those subfreezing nights, open the cabinet doors so the heat from your home will circulate around those pipes. Also, keep the faucet on a slow drip. This method doesn’t keep the pipes from freezing, but it does release the pressure, which is what actually causes pipes to burst.
If you turn on your water the next morning and the flow is slow or stops, you have a frozen pipe and you need to call the plumber before you have a mess on your hands. His service fee is much cheaper than his service fee plus water damage. If a pipe should burst, quickly turn off the main water supply to your home and leave faucets open until the repair has been made.
If you are a do-it-yourselfer, use caution when trying to warm up your pipes. Never use an open flame! Hair dryers and heating pads applied to the pipes can help, but use caution with your electrical sources around water.
Using preventative measures during the freezing cold days ahead can save you a lot of money and headaches. Your homeowners insurance or warranty may cover most of the costs of a busted pipe, but they will not cover the huge inconvenience of cleaning up the mess and possibly being displaced from your home.

New Construction in Brentwood, Tennessee
What's going on along Split Log Road?
It’s a beautiful day to drive around Williamson County, especially if you’re enjoying a day off work! Several sightseers have contacted me in recent weeks to find out about the construction that is going on along Split Log Road in Brentwood. It is a flurry of activity as several farms are being converted into beautiful subdivisions. If building your dream home is in your plans for 2014, this new area along Split Log has a lot to offer!
Please keep in mind that there are constant changes going on with sight plans and the number of lots available, but here are some of the offerings in that area of Brentwood as of today:
Morgan Farms is pre-selling now. They are slated for about 173 lots.
Tuscany Hills will be opening up a new phase very soon for an eventual total of 125 homes in the neighborhood.
Taramore has already finished more than 100 homes, and they still have new phases opening up.
Cromwell is slated for a total of 62 homes, and they are just getting started!
There is a sign up for Glen Abbey and several construction vehicles are preparing the land, but it is still in the “coming soon” phase, so keep checking for more details on this one.
Again, this is not an exhaustive list, and changes happen every day, but that area of Brentwood is a hot topic right now, and it’s worth checking out.

How to Get the Most out of This Website
I just want to take a moment to thank you for stopping by my website. Check out the Home Finder link at the bottom of each page. Home Finder is an essential tool for searching listings here in Middle Tennessee. As the market heats up, listings disappear quickly! Don’t miss out on the perfect home, just because you didn't find out about it in time.
Simply register through the link with an email and password and basic contact information. Home Finder will search for listings that match your exact criteria and deliver them straight to your inbox each morning. You decide what criteria meet your needs (location, price, etc.) and it automatically does the work for you by searching all MLS listings. Other features also include saved property searches for those that go straight to the top of your “must see” list. Just click on "Save This Property" on the home details page and the home will be saved for you to review later. You may create as many HOME FINDER searches and save as many properties as you like.
And when you find your perfect home, simply click the "unsubscribe" link at the bottom of the HOME FINDER email or delete all your searches from your HOME FINDER profile.

Tips for Organizing, Donating, and Recycling in Williamson County
Earlier this week I wrote about taking time in the new year to clean out your house for two reasons: 1) To get a head start if you’re planning on selling your home sometime this year; or, 2) To fall back in love with the home you have.
That post included tips for cleaning, and this post will address organizing, donating, and recycling and/or throwing away your household items. As the freezing cold weather moves into Middle Tennessee for the next couple of days, use the time inside to start the de-cluttering process. As with any big project like this, creating a checklist or schedule for each area that needs de-cluttering is the best way to keep from being overwhelmed with the whole process.
As you tackle each area, consider having separate piles for donating, recycling, trash, and even resale if that interests you. I’ve compiled a list of websites below to help with each of these areas.
Can’t decide whether or not to keep something? Christine Satterfield of idreamofclean.net suggests, “As you consider adding items to the donation box, use the following questions to help with the decision making process:
- Does it add value to my life?
- Do I use it?
- Do I like it?
- Does it fit?
- Is it a duplicate?
- Can I easily replace it if I actually need it one day?
- Could someone else benefit from it more than me?"
Goodwill is always a great place to take your donations, or you could consider a couple of Williamson County donation centers that help provide needs for local families and provide jobs for those with special needs:

If you’re looking to make some extra cash for your gently used items and clothes and don’t want to go the traditional route of Craigslist or eBay, consider consigning your items. Children’s consignment sales are a big hit in Williamson County. A couple of those listed on the following web link also take adult and household items, so read up on what items each will accept:

Less Mess, Less Stress in 2014
Happy New Year!
Thank you for making 2013 a great year to be in real estate! It’s great to look back over the year and remember how many happy clients I had who bought and sold great homes. Although reminiscing is great, I also enjoy the blank slate a new year brings. I look forward to helping more people with their real estate needs in the Brentwood, Tenn., area in 2014!
The beginning of a new year is a great time to make plans for your family and your home. If you are planning on selling this year, or if you just want to fall back in love with the home you have, one way to reach those goals is to get your house in order! That’s easier said than done for some, but as you look over the new items everyone got during the holidays, now is a great time to clean, organize, and donate. This will keep you or potential home buyers from missing out on the beauty of your home.
Psychology Today reports that, “Clutter can play a significant role in how we feel about our homes, our workplaces, and ourselves. Messy homes and work spaces leave us feeling anxious, helpless, and overwhelmed. Yet, rarely is clutter recognized as a significant source of stress in our lives.”
The article goes on to say that clutter distracts our brains and makes it harder for us to relax physically and mentally. It can also cause guilt if we know we should do better but we don’t know how.
One of the reasons some people feel so overwhelmed with cleaning their homes is because they don’t know where to start. The best principle to keep in mind is that you don’t have to do it all in one day. If you look at the big picture, then yes, you’ll get overwhelmed. But, if you are able to create a list and stick with it, over time you will eventually reach your goal.
