Make 2014 a Great Year for Buying and Selling

Many people are under the impression that they must wait until spring before they attempt to list their homes on the market. Although spring is traditionally a hot time to sell, the beginning of a new year can be profitable for sellers for two reasons. For one, many people start new jobs at the beginning of a new year, and they are looking for a place to settle down. Also, because home inventory has been lower the past few months, home buyers need more homes to consider as they are out and about looking for the perfect home.

The Nashville area housing market is expected to do well in the new year. The Nashville Business Journal reports, “In its housing outlook for 2014, Forbes has ranked the Nashville metropolitan statistical area as the fourth-best U.S. market in which to buy a home next year, noting a growing local economy and housing prices that are still under-valued despite a recent uptick.”

That’s great news!

Even if you are planning on waiting until spring to buy and/or sell, NOW is a great time to start planning. Here are some things to get in order:

1) Make a list of what you need and want as you start the buying and selling process. Be as specific as possible about pricing, square footage, and the area where you’d like to be.

2) Start saving cash now. You’ll need it for closing and moving costs. You don’t want to find the perfect place and have to let it go because you don’t have enough cash flow at the right time.

3) Make sure your credit is in good shape. Check your credit scores and start asking around about trusted banks and mortgage companies.

4) If you’re planning on selling, use your current free time to make needed repairs and clean out your junk. This will cut down on your stress when you get ready to put the sign in your yard.
