There's nothing like the comments section of a Facebook post or Internet news story to stir up a nice debate. A recent post on Dave Ramsey's Facebook page led to a long thread of differing opinions. The local financial guru had this posted above an article about real estate: "Did you know that homes listed in winter have a 9% greater likelihood of selling, sell a week faster, and sell for 1.2 percentage points more relative to list price than homes listed in any other season?"
For every person who wholeheartedly agreed with this because of a great experience selling during the winter, there was another person completely disagreeing because of their experience or from their preconceived ideas about selling in winter.
From my own experiences as a Realtor through many seasons, I have seen homes move quickly in the winter. For one, there is much less competition. It's true that warmer months are hot in real estate, but if you're trying to sell at that time, you're going to be up against everyone else who thinks that warmer months are a hot time to sell. People move and get new jobs in the winter just like they do in spring and summer, so you better believe there are always people looking to buy homes in the winter months! If you list during the winter, your home will stand out, and with lower inventory, you're more likely to get multiple offers.
I have also found that people who are out shopping for homes in the winter months are much more serious shoppers. They're not just out killing time at open houses on a sunny Sunday afternoon; they're more likely to be out making competitive offers and putting things in motion.
Need more proof that the local market is strong as we head into winter? According to the Williamson County Association of Realtors, home values this November were up 6.25% over last November's median price. WCAR President David Logan says, "As 2015 comes to a close, what we've experienced in Williamson County real estate is a market that has seen highest sales volume since 2006 and the highest sales prices ever. The increase in inventory over last year bodes well for buyers looking to find a home before year end. Both buyers and sellers should be encouraged by the continued stability and appeal of the local real estate market."
